Given that you live in Canada and it's friggin' winter, the $500 leather jacket should only see usage if it's a special occasion. Slips, falls, stains, salt and tears are all too common in the winter and can beat a nice item of clothing like that to shreds very quickly.
Get a Carhartt or a ski jacket to wear around most days. Almost everything slides off or doesn't get through to damage the jacket.
